JLL has announced the start of leasing at the Varsity Theater and Bookman’s Alley in Evanston, Illinois. The first tenant to be confirmed is Guzman y Gomez, who will open a location at 1710 Sherman Avenue. JLL Senior Vice President Steve Schwartz represented The Varsity, LLC while Senior Vice President Jason Trombley represented Guzman y Gomez in the transaction.
This project was made possible by an easement granted by the City of Evanston for adaptive reuse. Former owner Steven Rogin and his partners Campbell Coyle, DMA and BVI LLC have spearheaded the redevelopment of both properties.
The historic theater will be transformed into a 33-unit multi-family apartment building with approximately 8,500 square feet of ground-floor retail space. Additionally, Bookman’s Alley will also undergo renovations including new lighting and public art as well as outdoor seating to support street-level commercial activity.
