**BioLabs Expands to the Midwest with New Shared Lab Space in Rochester, Minnesota**
BioLabs, a global innovation platform and operator of shared laboratory spaces designed for life science startups, has announced its plans to open a new 16,000-square-foot facility at Two Discovery Square in Rochester, Minnesota.
The project is being leased by JLL, in partnership with Mortenson Properties. Leading the leasing efforts were JLL Executive Vice President Jessica Mogilka and Senior Associate William McArdle. Set to open in late 2026, the Rochester location will be BioLabs’ first in the Midwest. It will provide flexible, turnkey lab and office space designed to support early-stage biotech and HealthTech companies.
Situated within Discovery Square, the new facility will be just a short walk from Mayo Clinic’s main campus. Discovery Square currently features over 250,000 square feet of purpose-built space focused on groundbreaking research, innovative technology, and specialized research infrastructure.
