JLL Arranges Sale, Acquisition Financing of Northern Virginia Office Portfolio

The successful trade and financing of a recently renovated, transit-served Tysons portfolio underscores that well-capitalized buyers and lenders remain active for updated suburban D.C. office assets.

JLL has completed the sale and acquisition financing of a two-building office portfolio totaling 466,230 square feet in Tysons, Virginia. The assets, located at 1676 International Drive and 8260 Greensboro Drive, comprise a prominent office cluster in the heart of the Tysons commercial district.

JLL represented the seller in the disposition of the portfolio to Cummings Capital Partners and JSB Capital Group and simultaneously arranged acquisition financing on behalf of the buying partnership. JLL’s Capital Markets Investment Sales and Advisory team led the sales assignment, with Senior Managing Director Andrew Weir heading the group alongside Jim Meisel, Dave Baker, Kevin Byrd, Trey Ramsey and Rachel Kaplan. The sales effort was further supported by Dave Goldstein from JLL’s Northern Virginia Agency Leasing team, highlighting cross-service collaboration on the transaction.

On the financing side, JLL’s Debt & Structured Finance team, consisting of Jamie Leachman, Chris Hew and Rob Carey, structured the acquisition debt for the buyers. While specific loan terms and lender details were not disclosed, the mandate covered the capital stack needed to complete the trade of the Tysons portfolio.

The portfolio includes 1676 International Drive, a 309,318-square-foot, 13-story office tower completed in 1999, and 8260 Greensboro Drive, a 156,912-square-foot, seven-story office building delivered in 1980. Both properties underwent comprehensive renovations in 2019 totaling $27 million, reflecting a recent capital investment program across the two assets.

The buildings are located within a walkable node of Tysons, offering direct access to The Boro, Tysons Galleria and Tysons Corner Center. The properties also benefit from proximity to the Greensboro and Tysons Corner Metro stations on the Silver Line, as well as near-immediate access to the Capital Beltway and the Dulles Toll Road via Route 7 and Chain Bridge Road. This connectivity provides regional access across Northern Virginia and the broader Washington, D.C. metropolitan area.
