JLL’s Hotels & Hospitality Group has arranged refinancing for the AC Hotel Vancouver Waterfront, an upscale, seven-story hotel along the Columbia River in Vancouver, Washington. The property, located at 333 W. Columbia Way, comprises 150 guestrooms and is part of the growing riverfront lodging inventory in the city.
Working on behalf of the borrower, Vesta Hospitality, JLL secured a three-year loan structure that includes two additional one-year extension options. The refinancing provides updated debt capital for the recently delivered hotel and was structured around the needs of a single-asset hospitality owner-operator.
The AC Hotel Vancouver Waterfront opened in June 2022 and was developed by Vesta Hospitality. It was the first project completed within the Port of Vancouver USA’s Terminal 1 waterfront redevelopment, positioning the hotel as an early anchor for the broader mixed-use vision along the riverfront. The property sits within a Qualified Opportunity Zone and operates on a ground lease with the Port, which shapes both its capital structure and long-term ownership profile.
The Marriott-branded hotel offers 150 guestrooms supported by 11,720 square feet of meeting space and an outdoor amenity deck designed to capture the Columbia River setting. On-site structured parking, a fitness center, spa and wellness facilities, and a restaurant round out the amenity mix, catering to both business and leisure demand tied to the waterfront district.
The asset is self-managed by Vesta Hospitality, a Vancouver-based hotel owner, developer, and operator that led the property’s development and now oversees day-to-day operations. JLL’s assignment was handled by a Hotels & Hospitality Group team led by Managing Director Adrienne Andrews and Analyst Jessica Mehra, who arranged the refinancing on behalf of Vesta.
As the first completed component of the Terminal 1 waterfront redevelopment, the AC Hotel Vancouver Waterfront serves as a hospitality anchor within the district while benefiting from its Opportunity Zone designation and long-term ground lease structure. The new financing extends the hotel’s runway as the broader redevelopment continues to take shape around it.
