Bank-funded bridge debt taking out construction financing for a new active adult asset signals continued lender comfort with stabilized senior housing in strong demographic corridors.

JLL Capital Markets has arranged a $39 million bridge loan for The Arbella at Bramble Hill, a newly completed active adult community in Worcester, MA. The financing supports a Class A, 123-unit property tailored to residents aged 55 and older, reflecting continued capital flows into senior-oriented rental housing.

Managing director Henry Schaffer and director Madeline Joyce of JLL Capital Markets represented the developer, The United Group of Companies, Inc., in securing the loan on behalf of UW Senior, LLC. Eastern Bank provided the bridge financing, which replaces the project’s existing construction loan and will also fund the remaining improvements at the property.

Schaffer noted that The Arbella at Bramble Hill responds to a significant need in Massachusetts, where the 55-plus population is growing quickly but market-rate active adult options remain limited. He added that the combination of strong demographics, asset quality and sponsorship attracted interest from a broad group of capital providers, including banks, life insurance companies and debt funds.

The Arbella at Bramble Hill, located at 361 Arbella Dr., was completed in the first quarter of 2026. The community is composed of three three-story residential buildings with a mix of 57 one-bedroom and 66 two-bedroom apartments. Units average 1,049 square feet, positioning the property as a modern, market-rate option within the region’s active adult housing segment.

The new bridge facility enables the sponsor to transition out of construction financing while continuing to invest in final property enhancements. The transaction underscores lender interest in recently delivered, institutionally developed active adult communities that are aligned with long-term demographic trends.
