"Jax Arts & Innovation Hub Developer Receives Incentive Package for Development"

Jacksonville’s Future of Cities (FoC) developer is pioneering regenerative placemaking with its latest project. The city has granted FoC a $5.5 million incentive package and rezoning approval to construct an innovative hub consisting of 10 buildings and an 830-unit multifamily community on their owned 8.3 acres. In support of adaptive re-purposing, the development will include warehouses and greenspace.

The City of Jacksonville has authorized a generous grant equaling 50 percent recaptured enhanced value (REV) for up to $1.5 million over the course of 15 years for this ambitious project, now known as the Phoenix Arts & Innovation District.

In addition to providing much-needed housing options, this $38 million venture will feature creative office spaces, artist studios, galleries, event venues and retail/restaurant space in its final form. Construction began in December 2023 with Emerald Station being phase one’s first groundbreaking ceremony taking place at that time.

Emerald Station is housed within a century-old building which boasts twenty-five unique office spaces designed specifically for creatives along with communal meeting areas plus room enough for large events accommodating up to five hundred attendees comfortably.
