Rudin has finalized a lease agreement with JAMS, the alternative dispute resolution provider, to relocate its New York Resolution Center to 3 Times Square. Under the long-term commitment, JAMS will occupy 55,335 square feet across the entire top two floors of the office tower, consolidating its operations within the building. The relocation marks a significant move for JAMS within the New York office market.
As part of the 11-year lease, JAMS is expected to move from its current location at 620 Eighth Ave. in the fourth quarter of 2027. The timing provides a multi-year runway for planning and build-out of the new space at 3 Times Square, while allowing JAMS to continue operations at its existing New York offices until the transition is complete.
Commenting on the new lease, Michael Rudin, co-CEO of Rudin, said that JAMS’ commitment to 3 Times Square reflects continued tenant interest in high-quality, well-located office properties with strong amenity offerings. He noted that JAMS will join what he described as a diverse group of companies already based at the tower, which attract firms seeking office space in Midtown Manhattan with strong transit connectivity.
The leasing transaction involved multiple representatives on both the ownership and tenant sides. Rudin was represented in-house by Kevin Daly, working alongside a Cushman & Wakefield team that included Ron LoRusso, Lou D’Avanzo, John Cefaly, Michael Burgio, Dan Organ and Paige Engeldrum. On behalf of JAMS, brokerage firm CBRE handled negotiations, with Ken Rapp, Brendan Herlihy and Ron Wade representing the tenant.
The agreement at 3 Times Square underscores that, within the Midtown Manhattan office market, certain assets continue to attract tenants willing to make long-term commitments, particularly for space with strong transit access and amenity packages. For JAMS, the move provides a defined path to a new, full-floor presence at the top of the building, while for Rudin it adds another professional services tenant to the property’s roster.
