Jadian Capital has secured a $277 million loan from affiliates of Apollo Global Management to finance a 37-property industrial outdoor storage portfolio held by its JIOS platform. The financing supports assets that span 23 markets and are described as a national portfolio of industrial outdoor storage sites.

Jadian Capital, based in New York City and Stamford, CT, focuses on alternative real estate and asset-intensive businesses. Through Jadian’s backing, JIOS operates as a vertically integrated industrial outdoor storage platform with a national footprint. The new Apollo loan adds to a growing capital stack that Jadian and JIOS have assembled around this niche industrial segment.

According to Dan Schuchinsky, managing director at Jadian, JIOS has secured more than $800 million of debt in 2026 to support the expansion of its platform. He noted that the latest financing underscores the continued growth of institutional lender interest in the industrial outdoor storage category and highlighted Apollo’s addition to JIOS’s lender relationships.

The 37-property portfolio securing the new loan is concentrated in infill locations proximate to major logistics hubs and dense population centers. These sites are leased to a diverse mix of tenants, including companies in equipment rental, building materials, logistics, and home services. This tenant mix points to exposure across several segments of the real-economy supply chain that rely on outdoor storage and vehicle or equipment staging.

Beyond the specific 37-asset portfolio tied to the Apollo financing, JIOS owns or controls more than 225 assets nationally. Jadian reports that these assets collectively represent approximately $2.2 billion in value and are spread across more than 30 markets. The scale of the platform reflects a focused aggregation strategy within industrial outdoor storage, a subcategory of industrial real estate that emphasizes land, yard space, and logistical positioning rather than traditional warehouse improvements.

A JIOS property at 651 Fountain Ave. in Brooklyn is referenced as a representative example of the platform’s holdings, illustrating the urban infill profile that the firm targets. While no additional property-level financial details were disclosed, the combination of portfolio size, concentration near logistics infrastructure, and institutional debt capital suggests that Jadian and JIOS are positioning the platform to continue expanding within the industrial outdoor storage sector.
