A fast-growing biotech choosing to more than triple its headquarters space in a renovated landmark next to Yale underscores the pull of research-adjacent, downtown assets for innovation tenants and supports landlord leverage in similar locations.

Biotech company Invivyd is expanding its headquarters presence in downtown New Haven, CT, committing to a long-term lease for approximately 33,000 square feet at a landmark property adjacent to Yale University. The deal more than triples the company's local headquarters footprint and keeps its corporate base within the same downtown block.

The new headquarters space is located at 205 Church St., a historic building originally constructed in 1832 and comprehensively renovated in 2015. The property stands next door to Invivyd's existing headquarters at 209 Church St., where the firm currently occupies about 9,000 square feet. The move allows the biotech to scale up while maintaining continuity in both its downtown New Haven location and proximity to Yale.

According to details reported by the Hartford Business Journal, the leased premises at 205 Church St. span multiple levels within the building. Invivyd will occupy 17,322 square feet on the ground floor, 12,563 square feet on the mezzanine level, and 2,750 square feet in the basement. Taken together, the configuration provides a sizable expansion of the company's headquarters space while keeping its operations clustered within a walkable area of downtown.

On the ownership side, 205 Church St. is held by Cooper Church LLC. State business records cited in the reporting indicate that investor David Kuperberg controls the ownership entity. The building's historic character, combined with its renovation and location next to Yale University, positions it as a prominent address within the city's core.

Several real estate advisory firms were involved in arranging the transaction. Savills represented Invivyd in the lease negotiations, working as the tenant's advisor for the headquarters expansion. CBRE acted on behalf of the building owner, Cooper Church LLC, in securing the long-term commitment from the biotech company. Their roles underscore the use of national brokerage platforms for a notable headquarters lease in downtown New Haven.

Invivyd focuses on developing treatments for infectious diseases and has an ongoing presence in the Boston-area life sciences ecosystem. The company was previously based in Waltham, MA, where it continues to maintain a research and development laboratory, even as its headquarters functions consolidate and expand in downtown New Haven.
