**Rockpoint, Morgan Group to Develop 452-Unit Apartment Community in Sunrise, Florida**
Rockpoint and The Morgan Group have announced a joint venture to develop Caroline at Sunrise, a new garden-style apartment community in Sunrise, Florida. Humbold Real Estate Ventures, the current landowner, is also participating in the development.
According to the South Florida Business Journal, Rockpoint Group recently acquired the project site for $26.21 million and secured a $111 million construction loan to fund the initiative.
Caroline at Sunrise will comprise 452 residential units, including 412 traditional apartments and 40 townhomes. Construction is slated to begin in early 2026, with the first units expected to be delivered by late 2027.
The community will feature a robust lineup of amenities, including a two-story clubhouse, fitness center, yoga studio, swimming pool, co-working spaces, a pet spa, outdoor lounge, and a dog park.
Rockpoint has a long-standing presence in the multifamily sector, having closed or committed to 140 residential investments totaling more than 97,000 units since 1995.
