Saber Street and Virtus Real Estate Capital have secured a $41.1 million refinancing for a 102,000-square-foot medical outpatient facility located in Hedwig Village, near Houston. According to Commercial Edge, the loan was provided by First Citizens Bank.
Completed in 2019, the five-story property includes floorplates averaging 20,400 square feet and features an additional 7,000 square feet of retail space. The facility offers 400 parking spaces and houses ambulatory surgical centers. Anchor tenants include Texas ENT Specialists, Memorial Plastic Surgery, and the Neurosurgical Group of Texas.
The medical office is surrounded by other healthcare providers, such as Memorial Hermann Memorial City Hospital, Parker Nickolas Read Dental, and AOK Spine and Pain.
Located at 8731 Katy Freeway, the building offers direct access to Interstate 10. It is one mile from the Hedwig Village city center, less than 10 miles from Downtown Houston, and 27 miles from George Bush Intercontinental Airport.
