Investment Partnership Buys Net-Leased Waukegan Offices

CBRE recently facilitated the sale of a 116,500-square-foot office building located at 2100 Norman Dr. in Waukegan, IL. The property is long-term net leased to UCC Environmental, an international provider of engineered environmental solutions for power generation and industrial applications. Woodlark Investments sold the property to a partnership between ICP Funds and Fulcrum Asset Advisors for an undisclosed sum with CBRE’s Gary Nussbaum and Maury Vanden Eykel representing Woodlark Investments in the transaction.

Built as a build-to suit for UCC Environmental in 1989, this expansive 7.75 acre site is situated midway between downtown Chicago and Milwaukee featuring headquarters office spaces along with mission critical light industrial laboratory and showroom spaces that attracted investors due to its tenant’s solid credit profile combined with its long term commitment to the property according to Nussbaum
