Steel Peak, a specialized commercial real estate investment firm focused on industrial outdoor storage (IOS) properties, has been launched by Blake Rodgers and Pasha Johnson. Headquartered in San Diego, Steel Peak aims to acquire IOS properties throughout Southern California with capitalized values ranging from $5 million to $50 million. The company will invest directly and in partnership with institutional investors and high net-worth individuals.
According to Rodgers, the demand for IOS properties has increased significantly over the past few years due to national tenants competing for sites in a highly supply-constrained market. With their extensive experience working with major IOS tenants, Steel Peak is well-equipped to identify properties that meet their specific needs and secure off-market opportunities through strategies such as value-add projects, re-leasing initiatives, sale-leaseback arrangements,and built-to-suit developments.
Prior to joining Steel Peak as co-founder of the firm’s Industrial Service Facilities Practice team at JLL , Blake Rodgers served as an industrial broker. Meanwhile,Pasha Johnson brings valuable expertise from his previous role as principal and partner at PSRS where he established strong relationships with lenders across the nation including insurance companies,Certificate of Mortgage Backed Securities (CMBS), government-sponsored enterprises (GSEs), regional banks,national banks,and debt funds.
