Intuitive Machines, a space infrastructure company, is expanding its presence in Anne Arundel County with a relocation to a larger facility at BWI Tech Park in Linthicum. The company is moving into a 69,000 square-foot building within St. John Properties’ business park near Baltimore/Washington International Airport, significantly increasing the space available for its operations.

The new facility will allow Intuitive Machines to expand capacity for spaceflight hardware integration and environmental testing. According to the company, it builds spacecraft, connects networks, and operates infrastructure serving commercial, civil, and national security customers, and the increased footprint is intended to support this diversified mission set.

This relocation continues Intuitive Machines’ pattern of growth with St. John Properties in Maryland. Since first leasing 1,390 square feet in 2021, the move to the BWI Tech Park building represents the company’s fifth expansion with the same real estate partner in the state. The progression from a small initial footprint to a substantially larger facility underscores the company’s ramp-up in physical infrastructure in the region.

The expansion is being supported by a combination of state and local economic development incentives. To assist with project costs, Intuitive Machines is eligible for a $500,000 conditional loan through Advantage Maryland, administered by the Maryland Department of Commerce. The company is also eligible for a $50,000 grant through the state’s Partnership for Workforce Quality program, which is likewise administered by the Maryland Department of Commerce and is intended to support employee training and workforce development.

At the local level, the Anne Arundel Economic Development Corporation is providing a $50,000 conditional forgivable loan to further support the expansion. In addition to these project-related incentives, the company recently received a separate $1 million grant from the state, adding to the public-sector support backing its growth in Maryland.

The combined package of state and county incentives is aimed at facilitating Intuitive Machines’ investment in specialized spaceflight-related facilities and high-skill employment in Anne Arundel County. By consolidating and enlarging its footprint at BWI Tech Park, the company is positioning its operations within an established business environment adjacent to a major transportation hub, while benefiting from multiple layers of economic development assistance.
