Innocean USA has committed to a new headquarters location, signing a 101,000-square-foot office lease at Hackman Capital Partners’ 888 N. Douglas campus in El Segundo. The creative agency will relocate from its current 50,000-square-foot office in Huntington Beach, consolidating and expanding its U.S. headquarters footprint within the multi-building campus.

The new space at 888 N. Douglas is planned to serve as Innocean USA’s primary U.S. base of operations. The company will move into the headquarters after construction on its premises is completed in 2027, aligning the relocation with the delivery of its customized build-out within the existing creative office setting. The lease marks a significant step for the tenant as it transitions from its previous location to a larger, purpose-built environment.

Innocean USA was represented in the transaction by JLL, with a team consisting of Jason Fine, Jeff Ingham, and Mitch Lundquist. According to Fine, the brokerage team worked with the company’s leadership over several years to identify a single facility capable of supporting Innocean USA’s future vision and workplace strategy. Hackman Capital Partners represented itself in the lease negotiations.

The headquarters move places Innocean USA within a sizable, institutional-scale creative office campus. Located across from the Lakers’ practice facility and the L.A. Times headquarters, 888 N. Douglas comprises a 30-acre site improved with four buildings totaling approximately 550,000 square feet. The setting places the tenant within a cluster of branded, high-profile users in the surrounding area.

Hackman Capital Partners acquired the 1930s-era aerospace manufacturing site in 2016 and has since repositioned it into a modern creative office campus. The firm invested $100 million to transform the property from its industrial legacy into a multi-building office environment designed for contemporary creative and corporate users. The campus configuration and scale support larger tenancy requirements such as Innocean USA’s new headquarters lease.

The combination of a long-planned headquarters relocation, an expanded footprint, and occupancy within a fully repositioned campus underscores ongoing demand from select users for differentiated creative office environments, even as construction and fit-out timelines extend the move-in date to 2027.
