Inland Real Estate Acquisitions, LLC has completed the purchase of two senior living assets in Illinois, pushing its affiliated senior housing platform past a cumulative $1 billion in acquisitions. The firm negotiated and closed on Deer Park Village in Deer Park and The Landings in Batavia on behalf of an Inland affiliate, extending the reach of its seniors housing portfolio in the Midwest.

The transaction was led by Mark Cosenza, senior vice president of Inland Acquisitions. He was supported by Brett Smith, vice president and senior counsel in the Law Department of The Inland Real Estate Group, LLC. While financial terms of the latest acquisitions were not disclosed, Inland stated that the closings mark a historic milestone, with its senior living portfolio now encompassing more than 20 communities.

Inland reports that its senior living holdings comprise more than 3,100 units across a multi-state footprint. The portfolio includes communities in Arizona, Colorado, Illinois, Kansas, Michigan, Minnesota, Missouri, New Jersey and Tennessee. The addition of Deer Park Village and The Landings increases Inland’s exposure to the Illinois seniors housing market while remaining consistent with the firm’s strategy of building scale in this asset class.

Deer Park Village is described as an upscale suburban village located approximately 35 miles northwest of downtown Chicago. Built in 2016, the community consists of 188 senior living units. The Landings, situated in Batavia, Illinois, was constructed in 2021 and adds another 142 units to Inland’s senior living portfolio. Together, the two properties contribute 330 units and broaden Inland’s presence in established suburban submarkets.

With more than $1 billion deployed into senior living and over 20 communities under its umbrella, Inland has established a significant footprint in this segment of the commercial real estate market. The firm’s continued aggregation of senior housing units across multiple states points to a long-term commitment to the sector, even as specific deal pricing and capital structure details for the most recent Illinois acquisitions were not made public.
