Infinity Properties is nearing the end of Denver’s permitting process for a new multifamily development in the city’s Highland neighborhood, also known as LoHi. The planned project, called Infinity Central 18, is designed as a 170,000-square-foot apartment building that would introduce additional rental housing in a popular infill location just northwest of downtown. Plans for the building include a rooftop pool, positioning the property with an amenity that is likely to stand out within the immediate competitive set.
According to reporting cited from the Denver Business Journal, Infinity Properties acquired the development site in the Highland neighborhood last May in a transaction valued at $5.3 million. With that acquisition completed, the company has since been working through Denver’s entitlement and permitting framework and is now described as being close to securing final approvals needed to proceed with construction. The forward momentum on permitting underscores that the proposal has advanced through key city review steps.
The current design for Infinity Central 18 calls for a nine-story structure with a total of 121 dwelling units. The project also includes three levels of parking on the lower floors of the building, with plans indicating a total of 100 parking spaces. While the unit mix is not detailed in the available information, the overall scale and density of 121 units within 170,000 square feet place the property squarely in the mid-rise urban multifamily category for the LoHi area.
Plans submitted to the city indicate that a portion of the apartments at Infinity Central 18 will be designated as affordable housing, while the majority of the units are expected to be leased at market rates. This structure suggests the development is intended to serve a mix of income levels within the neighborhood, though the exact share of affordable units is not specified in the available details. No information has been disclosed on projected rents or specific unit configurations.
The architectural design work for the project is being led by Davis Partnership Architects, which submitted the plans to the City of Denver on Infinity Properties’ behalf. The submission of formal plans and the reported progress toward final permits signal that the project is moving deeper into the implementation phase, even though a construction start date, delivery timeline, and capitalization details have not been released.
Infinity Properties is already an active multifamily player in the LoHi submarket. In this neighborhood alone, the company operates five boutique apartment properties, providing it with existing operational experience and brand presence in the area. In addition to its LoHi holdings, Infinity also controls another apartment property near Denver’s Sloan’s Lake, another well-known residential neighborhood in the city. The proposed Infinity Central 18 project would add to this local portfolio, expanding the firm’s footprint within Denver’s urban multifamily landscape.
