"Industrial Building in Joliet Purchased by DRA Advisors and Venture One JV"

A joint venture between Venture One Real Estate and DRA Advisors recently purchased a 624,654-square-foot industrial building located at 2700 Ellis Drive in Joliet, Illinois. According to the Chicago Business Journal, the property was vacant at the time of acquisition.

The seller was represented by Colliers’ Jeff Devine, Steve Disse and Tyler Ziebel. CBRE’s Traci Payette, Jeff Kapcheck and Rowan McDonnell have been hired to market the property.

Built in 2006 on a 52.25-acre lot, this highly amenitized building boasts features such as a clear height of 30 feet, expandable exterior docks (63), drive-in doors (17), and a secured paved lot spanning over 13 acres with room for more than500 trailer stalls. The property also offers ample power supply with up to16 ,000-amps available,and is fully air-conditioned.Venture One plans to add an additional2 ,500 square feetof office space upon closing on the Property.

This acquisition was made through Venture One’s VK Industrial VII fund,in partnership with DRA Advisors.The fund targets industrial properties in Chicago,Northeast,and Florida marketsand is co-sponsored by Kovitz Investment Group.
