"Indiana Industrial Building Sold for $24.5M by CBRE"

CBRE brokers $24.52 million sale of 356,900-square-foot industrial building in Whitestown, Indiana to private high-net-worth buyer at a 5.6% cap rate.

Kevin Foley and Anthony DeLorenzo of CBRE Investment Properties, along with Andrew Morris and Jeremy Woods represented the seller in the transaction. According to Foley, first vice president at CBRE, there is strong interest from private high-net-worth capital in Indianapolis and Midwest markets and their team has a unique ability to attract this type of investment.

The property located at 5828 Commerce Drive is triple net leased to Maxxis Tires – a global manufacturer known for producing top-quality tires. Built in 2019 on 21.83 acres within Park 130 at Whitestown development area , this Class A building boasts features such as a clear height of 32 feet ,42 insulated dock doors,and two drive-in doors . It also offers easy access from South Indianapolis Road and is just minutes away from Interstate-65.
