IKEA to Open 75,000-Square-Foot Small-Format Store at Phoenix’s Village Square II

“Small-Format” IKEA Opening in Phoenix
CRE Market Beat Take
Backfilling a former big-box vacancy with a downsized IKEA format underscores ongoing demand for well-located retail space and highlights how tenant format shifts can help stabilize legacy power centers.

A new small-format IKEA store is preparing to open at the Village Square II shopping center in Phoenix, taking over the former Hobby Lobby space at 4643 E. Cactus Road. The upcoming location will occupy 75,000 square feet, a notably smaller footprint than the brand’s traditional large-scale stores.

The retailer’s conventional “big box” stores typically average around 300,000 square feet, with locations generally ranging from 200,000 to more than 500,000 square feet. Against that backdrop, the 75,000-square-foot configuration at Village Square II represents a significantly scaled-down format while still providing a full-service shopping experience supported by online fulfillment options.

Within the new IKEA Phoenix store on Cactus Road, customers will find multiple fully furnished room settings designed to showcase home furnishings in a residential context. These displays will offer shoppers an opportunity to see furniture, storage, and accessories arranged in complete room environments before making purchase decisions.

The store will carry approximately 3,000 articles available for immediate take-away. This in-store selection will focus primarily on home furnishing accessories supplemented by about 75 small furniture items. The assortment is intended to give customers quick access to frequently purchased items while keeping the physical footprint smaller than a traditional IKEA warehouse showroom.

Larger products such as sofas, beds, and other substantial furniture pieces, along with the broader IKEA range, will be available to order online. Customers will have the option to pick up these items at the Cactus Road store at no additional cost, or to arrange home delivery for a minimal fee. This combination of in-store inventory and digital ordering is intended to allow the smaller-format location to function as both a retail destination and a fulfillment point for the wider product catalog.

By reusing an existing big-box space within an established shopping center, the new IKEA Phoenix store illustrates how retailers can adapt their physical layouts to align with changing store formats while still leveraging large, previously occupied retail footprints.
