ICP Acquires 408,000-Square-Foot Distribution Facility in Westlake, Ohio
Industrial Commercial Properties LLC (ICP) has announced the acquisition of the former True Value Hardware distribution facility located at 26025 1st Street in Westlake, Ohio. The expansive property encompasses 408,000 square feet on 21.64 acres and features a 25-foot clear height, positioning it as a key asset within Northeast Ohio’s industrial corridor.
ICP plans to revitalize the facility by implementing advanced building systems, upgrading dock and loading areas, and modernizing its appearance. The redeveloped property will be available for occupancy in the second quarter of 2026 and is designed to accommodate a variety of users, including industrial, manufacturing, and distribution operations.
“With direct access to I-90 and a full range of modern upgrades, including improved docks and energy-efficient systems, this facility will provide functionality, visibility, and flexibility within one of Northeast Ohio’s top industrial submarkets,” stated Austin Semarjian, Executive Vice President of ICP.
According to Semarjian, repositioning the asset represents a strategic move to support regional economic development. “Repositioning assets like this strengthens the local economy by returning high-quality industrial space to the market. We also have the ability to offer multi-tenant configurations in sizes that are currently in demand, in a very tight industrial market,” he added.
The reimagined facility is expected to meet growing industrial demand in the region and play a pivotal role in supporting local and national supply chains.
