Munich-based Manova Partners has secured what is reportedly the largest office lease in Orange County so far in 2025. Hyundai Motor Company has signed a long-term lease for the entire five-story building at 2300 Main Street in Irvine, encompassing 133,745 square feet.

The full-building lease follows the completion of a capital improvement program by Manova. Hyundai’s commitment significantly expands the South Korean automaker’s office footprint in Orange County, which already includes leased space in Irvine as well as its U.S. headquarters in Fountain Valley.

Ownership was represented by Doug Baker and Roy Rissas, both based in the Bay Area, and Daniela Streit from Munich, along with David Dowd and Jennifer Whittington of CBRE.

“We acquired 2300 Main back in 2018 in one of our managed separate accounts and are excited to have now brought the asset through a full leasing cycle with a great new prime tenant,” Manova stated in a LinkedIn post.
