Hyatt Hotels Corporation, together with HSL Properties and Desert Hospitality Management, plans to bring a long-vacant downtown Tucson hotel tower back into service as the Hyatt Regency Tucson Convention Center. The repositioned property, formerly known as Hotel Arizona and unused since 2012, is expected to open in late 2027 as the first Hyatt Regency-branded hotel in Tucson.
Situated in the heart of downtown Tucson, the hotel will be steps from key civic and cultural venues, including the Tucson Convention Center, Linda Ronstadt Music Hall, Leo Rich Theater and Tucson Arena. The location places the property within the city’s urban core, positioning it to capture a mix of convention, group, business and leisure demand once the redevelopment is complete.
The project calls for a comprehensive, multi-million-dollar renovation of the existing tower, transforming it into a full-service convention hotel. Plans include 291 new guestrooms and suites, reflecting a scale designed to serve both large events and individual travelers. The rebranding and upgrade to the Hyatt Regency flag is expected to align the property with an upper-upscale service level that caters to meeting planners and corporate groups.
A key component of the redevelopment is the introduction of approximately 22,000 square feet of flexible meeting and event space. This program will include a large ballroom capable of hosting conferences, banquets and other large-format gatherings, supported by multiple breakout rooms that offer options for smaller meetings and concurrent sessions. The meeting space is intended to complement the nearby Tucson Convention Center by providing additional on-site event capacity with direct hotel integration.
Guest-focused amenities planned as part of the renovation include a fitness center and an elevated pool experience. These additions are intended to modernize the property’s amenity base and support both group and transient demand, while enhancing the overall guest experience relative to its prior configuration as Hotel Arizona.
By reactivating a building that has sat empty for more than a decade, the redevelopment is expected to return a prominent downtown asset to productive use. The collaboration among Hyatt Hotels Corporation, HSL Properties and Desert Hospitality Management centers on repositioning the former Hotel Arizona as a branded convention hotel that can serve the surrounding cultural, entertainment and civic facilities. As the opening date approaches, the Hyatt Regency Tucson Convention Center is expected to play a more integrated role in the city’s downtown hospitality and meetings ecosystem.
