Hyatt Hotels Corporation and Extell Development Company have unveiled plans for a major hospitality project in New York City, centered on the introduction of Hyatt’s StandardX brand to the market. The planned property, to be known as The StandardX Times Square, is described as an approximately 1,800-key hotel located at 255 W. 45th St. in Midtown Manhattan’s Theater District. The project is positioned not only as a large-scale addition to the local lodging supply but also as the first appearance of the StandardX flag in North America.
The development is anticipated to open in the second half of 2028, according to the announcement. While detailed financial terms and construction timelines were not disclosed, the scale of the planned key count underscores the project’s role as a sizable hospitality undertaking in one of the most heavily trafficked urban tourism and entertainment hubs in the world. The location within the Theater District ties the proposed hotel directly to a concentration of entertainment venues and visitor demand drivers.
The planned building is described as integrating hospitality, dining and entertainment components under one roof. In addition to the guestroom program, the concept includes a range of attractions designed to draw both overnight guests and visitors. Among the features highlighted are an enclosed free-fall thrill ride and an observation deck positioned more than 1,000 feet above Manhattan, elements that are intended to create a vertical entertainment experience within the property.
Another planned component is a rooftop pool, which would add to the building’s recreational and lifestyle offering. Together, the attractions and amenities cited in the announcement signal an emphasis on experience-driven hospitality, pairing traditional hotel operations with entertainment-focused elements designed to capture foot traffic and discretionary spending beyond room revenue.
Commentary from Extell Development Company framed the project within the firm’s broader strategy of undertaking large, high-visibility developments. Ari Alowan Goldstein, senior vice president at Extell, characterized 255 W. 45th St. as aligned with the company’s focus on ambitious projects that influence city skylines and incorporate innovative amenities. He noted that the location is among the world’s most recognized and suggested that the planned hotel is intended to be a distinctive addition to that setting.
For Hyatt, the Times Square site serves as the launch platform for the StandardX brand in North America, connecting a new flag to a global gateway destination. While the announcement did not provide information on ownership structure, financing, or development costs, it clearly positions the project as a partnership effort between Hyatt and Extell to expand brand presence and hospitality offerings in the core of Midtown Manhattan’s Theater District.
