Hunt Sports Development has outlined plans for a new mixed-use district on the east side of Toyota Stadium and Soccer Center in Frisco, home to Major League Soccer club FC Dallas. Working alongside Peak Curated Development and Venu Holding Corporation, the group aims to reposition the stadium campus as a year-round destination that serves both event attendees and the broader community.
The planned district is expected to include more than one million square feet of premium office space, creating a sizable commercial component adjacent to the stadium. In addition to office users, the master plan calls for hospitality, dining, and entertainment offerings designed to activate the area beyond match days and large events. The initiative is framed as a comprehensive approach to turning a primarily sports-focused campus into a mixed-use environment with daily traffic.
Groundbreaking for the project is currently targeted for 2027, setting a multi-year development timeline for the district build-out. While specific phasing details beyond the initial stage have not been disclosed, the first phase will introduce a hospitality-led component aimed at anchoring activity on the site.
The initial phase program includes an approximately 290-room boutique hotel positioned to serve visitors to Toyota Stadium, regional business travelers, and meeting and event users. The hotel is slated to feature a full-service restaurant and bar, a rooftop bar and lounge, and an experiential spa and fitness center, adding multiple food-and-beverage and wellness options within the district.
On the meetings and events side, the first phase plans call for more than 40,000 square feet of convention, meeting, and event space. Within that allocation, the project will deliver a flexible convention and event center offering more than 25,000 square feet of dedicated meeting space. A 15,000-square-foot ballroom will be part of this program, positioned to accommodate larger gatherings such as conferences, banquets, and corporate events.
Parallel to the mixed-use effort, Toyota Stadium itself is undergoing a substantial capital improvement program. A $215 million renovation of the stadium is currently underway and is reported to be on schedule for completion in the spring of 2028. Taken together, the stadium renovation and the adjacent mixed-use district are set to reshape the broader campus, with additional office inventory, hospitality capacity, and event space clustered around one of Frisco’s highest-profile sports venues.
