Dwight Capital recently closed a $45 million HUD 223(f) loan for Kinstone Columns Drive, a 384-unit apartment community located in Marietta, GA. Sitting on more than 30 acres of land and consisting of 29 three-story buildings, three townhome buildings, two pool bathhouses and a leasing office/clubhouse; the property offers numerous amenities including fitness center, business center playgrounds tennis court walking trails picnic area sports courts and two pools. Additionally it has direct access to Chattahoochee River National Recreation Area offering 3 miles of walking/hiking trails. The refinance benefitted from Green Mortgage Insurance Premium (MIP) Reduction set at 25 basis points as the property is currently pursuing NGBS Bronze certification. This marks Dwight’s fourth loan with Walton Communities with Brandon Baksh & Karnveer Bal originating this transaction.
