HTG and Elite Equity Development, Inc. (EED) have opened Naranja Grand Phase I and Phase II, a new $115 million affordable housing community in South Miami-Dade. The multiphase development delivers a combined 320 income-restricted apartments designed to serve both seniors and families, expanding the supply of affordable units in the area.
Naranja Grand is located at 28150 SW 147th Avenue and 28050 SW 147th Avenue, where the project is organized as two eight-story residential buildings. The two phases, known as Naranja Grand I and Naranja Grand II, provide housing for income-qualifying households earning at or below 30, 60 and 70 percent of Area Median Income (AMI). By covering multiple AMI bands, the community targets a range of lower-income residents who face cost pressures in the local rental market.
The development offers a shared amenity package intended to support daily living and resident engagement. Each phase includes multipurpose community rooms with catering kitchens, fitness centers, and outdoor recreation areas. Naranja Grand II also features a resort-style swimming pool that is shared by residents of both buildings, along with a cyber café, expanding the range of on-site services and social spaces available across the community.
In addition to physical amenities, residents of Naranja Grand have access to complimentary on-site programs tailored to each phase. While specific programming details were not disclosed, the offerings are described as being designed for the needs of the individual buildings’ resident populations, reinforcing the community’s focus on both seniors and families.
Financing for Naranja Grand Phase I and Phase II was assembled from a mix of private and public sources. Both phases utilized Low-Income Housing Tax Credits, underscoring the project’s affordable housing mission and reliance on public subsidy tools. Construction loans for the development were provided by TD Bank, reflecting bank participation in the capital stack alongside tax credit equity and other funding sources.
The development team for both phases included Gomez Construction as the general contractor and ATL Architecturet as the architecture firm. Together with HTG and Elite Equity Development, Inc., these firms brought Naranja Grand from planning to completion, delivering a sizable affordable housing community that adds 320 income-restricted apartments to the South Miami-Dade market.
