As the holiday season approaches, many renters in residential buildings begin to think about decorating their homes. However, for landlords and property owners of apartment complexes, this can lead to potential hazards and difficult decisions.
Connect CRE recently interviewed Ashlee Friedmann, Managing Director of FirstService Residential’s Multifamily Rental Division , to get her insights on what landlords and property managers should consider when it comes to tenant holiday decorations.
Connect CRE: Why is it important for landlords or property managers to have decoration rules? Do tenants see this as unfair?
Ashlee Friedmann : Not at all. In my experience managing 10-20 story buildings in New York City, safety is a top priority. This means not allowing decorations or lights that hang outside windows. For those residents who are able to decorate their balconies with lights, we encourage them secure the lights properly – this helps prevent hazards during windy conditions and ensures a safe environment for everyone during the holidays.
The aesthetic appeal of these decorations is also important. Many building managers prefer a uniform look in hallways so we discourage residents from hanging decorations on their doors or in common areas which could create cluttered spaces that are potentially unsafe.
Connect CRE: Speaking of safety concerns – what should landlords and managers be aware of?
Ashlee Friedmann : In NYC specifically there may be surprise inspections by fire departments so our building staff must keep an eye out for any obstructions near emergency exits such as stairwells or hallways which could impede evacuation efforts if needed; these need immediate removal before they become violations against the building code.
Christmas trees can also pose risks if not handled properly – almost half of Christmas tree fires are caused by defective lighting cords/plugs whether natural (real) trees or artificial ones; while management cannot dictate what type tenants purchase they can suggest buying flame retardant artificial trees labeled as such; real tree buyers should choose fresh-looking ones & remove them promptly once dry/brittle.

Ashlee Friedmann : It’s important for management to find a balance between the owner’s vision for the property & residents’ sense of community. Some may have different opinions on how their building should be decorated so it falls on management to make sure everyone is satisfied while keeping safety in mind at all times.
