**Vintage Austin Office Building Hits the Market**

A 12-story vintage office building in downtown Austin, known as 211 Seventh, is currently being marketed for sale by JLL Capital Markets. The 162,000-square-foot property, built in the 1970s, sits on a 0.7-acre site and is owned by Highland Resources.

Strategically located across the street from two of Austin’s iconic hotels — the historic Driskill Hotel and the Omni Hotel — 211 Seventh offers potential buyers a variety of redevelopment options. According to the Austin Business Journal, prospective owners could maintain the property as office space, or consider converting it into apartments, condominiums, or a hotel.

The building is currently about 61% occupied, with many tenants operating under short-term leases. JLL’s marketing team includes Jeff Coddington, Joe Dowdle, and Ryan Stevens. While the asking price for the property has not been disclosed, the prime location and flexible redevelopment potential make it a noteworthy opportunity in the Austin commercial real estate market.
