**Landmark Abilene Hotel Sells to Studio 168 Productions**
Franklin Street recently brokered the sale of The Windsor Hotel Apartments, a historic mixed-use property located at 401 Pine Street in Abilene, Texas. The firm represented North Management LLC, the seller, in the transaction with buyer Studio 168 Productions.
Originally constructed in 1926 as a Conrad Hilton Hotel, the 10-story building has seen multiple transformations over the years, including its most recent use as a senior assisted living facility. In 2023, North Management completed an extensive $4.7 million renovation that preserved the building’s original 1920s architectural character while updating the property to serve as a modern multifamily and retail destination.
Spanning 110,000 square feet, the asset was more than 95% occupied at closing. Renovations included new amenities such as a fitness center, co-working space, resident lounge, and an activated ground floor with boutique retail, a café, and a cocktail bar.
The new owner, Studio 168 Productions, plans to capitalize on the completed improvements by streamlining operations and further enhancing the tenant experience. Their strategy includes maximizing the building’s mixed-use potential while maintaining its luxury residential appeal.
