**Hines Acquires 80 Acres in Virginia, Plans to Build 320-Home Community**

Hines has announced the acquisition of an 80-acre land parcel known as Thomas Farm at Bristow Station, located in Prince William County, Virginia. The fully entitled site is slated for development into a residential community comprising 320 homes.

The acquisition was made in partnership with JR Real Estate Group, a Washington, D.C.-area real estate investment firm. The planned community will feature a mix of market-rate single-family detached homes and townhomes. JR Real Estate Group collaborated with the Thomas family and local county officials to guide the property through the entitlement process. Hines will now take over development responsibilities.

Homebuilder NVR has agreed to purchase the lots, with pre-sales already underway. Construction is scheduled to begin in the second quarter of 2026, with the first lot sales to NVR expected in the second quarter of 2027.

Financing for the acquisition and development is being provided by TPG Angelo Gordon, a diversified credit and real estate investment platform within TPG. The funding is being facilitated through its exclusive partnership with Harvest Capital.
