Hines is advancing plans for The Gallery, a mixed-use project that will bring new office, multifamily, and retail space to the SouthPark neighborhood. The development is slated to replace a single-story retail building at 6601 and 6555 Carnegie Blvd., a site currently occupied by three food-and-beverage operators.
The Gallery is planned to feature a 250,000-square-foot office tower alongside a 19-story multifamily tower with 302 residential units. The program also calls for 50,000 square feet of retail space, maintaining a street-level commercial presence while significantly intensifying the site with higher-density uses above.
According to reporting from The Charlotte Business Journal, the ground-floor retail at The Gallery will be arranged around a plaza designed to open to the surrounding streetscape. The multifamily tower is described as being within walking distance of nearby neighborhood amenities, including Symphony Park and The Specialty Shops, positioning residents close to existing cultural and retail attractions.
The office tower is being planned with a roster of amenities meant to support tenant experience and engagement. Planned features include private terraces, a shared sky terrace and lounge, conference and training facilities, fitness offerings, and direct access to the ground-floor retail component.
On the leasing front, a JLL team led by John Ball, Karah Tanneberger, and Claiborne Mulhern has been engaged to oversee office leasing at the project. Hines will be responsible for leasing the retail space, aligning landlord and developer interests as the street-level merchandising strategy is finalized.
Hines is developing The Gallery in partnership with Harris Land Co., which owns the SouthPark site. While the partnership and program details have been announced, Hines has not yet established or disclosed a construction timeline for the project.
