**Hines Eyes Major Redevelopment Project in Charlotte’s SouthPark**
Hines, a global real estate investment and development firm, is planning to redevelop a 3.87-acre property in Charlotte’s SouthPark neighborhood. Currently home to a single-story retail building, the site could be transformed into a large-scale mixed-use complex. Initial plans propose a blend of residential units, office space, and street-level retail and restaurants.
The redevelopment would require a rezoning of the site, which spans two parcels located at 6601 and 6555 Carnegie Boulevard, directly across from SouthPark Mall. The rezoning effort would shift the land designation from mixed-use development and neighborhood business to a regional activity center.
The property is currently owned by Camdee Properties I.
Hines, which manages an impressive $91.8 billion in assets across 30 countries, has an established presence in North Carolina. Among its regional holdings is Blu South – a 551-unit townhome development in Pineville, acquired for $156.5 million in April 2024. The acquisition marked Hines’ first entry into the U.S. build-to-rent market.
The proposed SouthPark project underscores Hines’ continued strategic expansion in key urban centers.
