A large speculative build backed by bank financing and trade-related incentives reinforces lender and developer conviction in AllianceTexas as a long-term logistics node.

Hillwood has started construction on Alliance Westport 16, a Class A speculative industrial project planned for more than 1.2 million square feet in the Alliance Logistics District within AllianceTexas. The building is designed to total 1,214,969 square feet and is being developed on a speculative basis rather than for a pre-committed tenant. Construction is already underway, and Hillwood expects to complete the project in July 2027, adding a significant block of modern warehouse space to the district.

The new building is part of a broader industrial pipeline underway at AllianceTexas. Hillwood reports that its current slate of projects in the master-planned development totals 8.2 million square feet that are either under construction or in design. Of that amount, 6.8 million square feet are presently under construction, while 1.4 million square feet are in the design phase, underscoring an active development cycle for the area.

Alliance Westport 16 is positioned within a logistics-oriented district anchored by the BNSF Alliance Intermodal Facility. The district is planned to support the movement of freight across multiple modes, with connectivity to air, rail, and highway networks. This multimodal framework is intended to enhance distribution efficiency for future users of the new building and other industrial facilities in the area.

The project is expected to benefit from Denton County’s comparatively low tax rate as well as a range of public-sector incentives. These include the Triple Freeport Inventory Tax Exemption, which can reduce tax burdens on qualifying inventory, and Foreign Trade Zone status within Alliance FTZ #196, which can provide additional customs and tax efficiencies for trade-related operations. The development also has access to a Centralized Examination Station and on-site U.S. Customs and Border Protection services, positioning the facility for users with international supply chain needs.

On the design and construction side, GSR Andrade Architects has been selected as the project architect for Alliance Westport 16. Hillwood Construction Services will act as the general contractor, overseeing delivery of the Class A industrial facility. Financing for the project was provided by Fifth Third Bank, which supplied the capital needed to move the large-scale development into the construction phase.

Alliance Westport 16 adds to the growing industrial footprint of AllianceTexas at a time when Hillwood is maintaining a sizable pipeline in the logistics-focused district. With construction underway, the property is positioned to deliver new high-quality warehouse space into the market in mid-2027, supported by transportation infrastructure and targeted tax and trade incentives.
