**Upscale Brasserie to Replace Former Houndstooth Pub at 520 Eighth Avenue**
520 Henny LLC, an upscale brasserie and bar, has signed a new 16-year lease for a 4,000-square-foot space at 520 Eighth Avenue, located at the corner of West 37th Street in Manhattan’s Garment District. The restaurant is projected to open its doors in November.
The leased space includes 2,000 square feet of street-level retail and an additional 2,000-square-foot basement area. The location was formerly occupied by The Houndstooth Pub.
Matthew Mandell of GFP Real Estate represented the landlord in-house, while Allen Gurevich, also of GFP Real Estate, represented the tenant.
“520 Eighth Avenue sits at one of the most heavily trafficked locations within the Garment District,” said Mandell. “This venue will be a vibrant new addition, serving the area’s office tenants, tourists, and people heading to Madison Square Garden, benefitting from its high-visibility corner location along Eighth Avenue.”
This new addition follows a lease signed last year by Rooftop Hospitality Group — the team behind 230 Fifth Avenue Rooftop Bar — which secured a 20-year lease for 15,000 square feet on the roof of 520 Eighth Avenue to open a rooftop restaurant and lounge.
