**HHM and Loci Capital Sell St. Petersburg Hilton for $37.3 Million**
Highline Hospitality has acquired the Hilton St. Petersburg Carillon Park for $37.3 million, marking a significant transaction in the Florida hotel market. The nine-story, 227-room property, located at 950 Lake Carillon Drive in the Carillon Business Park submarket, sold for approximately $164,000 per room.
The Hilton Carillon was built in 2006 and sits on a 3.92-acre site. The hotel was previously purchased in 2021 for $31.7 million by a joint partnership between Loci Capital Group and HHM.
Following the acquisition, the ownership group completed a series of upgrades to the property, including a full rebrand and renovation of the food and beverage outlets, the addition of a Starbucks location, ballroom and pre-function area updates, and a model guestroom renovation conducted in 2025. These enhancements were part of a larger plan to launch a full-scale guestroom renovation program.
This transaction is part of a broader investment strategy by Highline Hospitality Partners, which also recently acquired the 510-room Hilton Atlanta Airport for $111.3 million.
