### Heitman Acquires Majority Stake in Swedish Self-Storage Operator

Chicago-based Heitman has acquired a majority stake in Servistore, Sweden’s third-largest self-storage operator. The business comprises 31 sites across 14 cities, encompassing more than 4,000 units and 330,000 square feet of storage space.

This acquisition aligns with Heitman’s broader strategy of expanding its self-storage platforms across Europe, following similar acquisitions in Ireland (2022), Germany (2021), and the UK (2020). Heitman has been actively investing in self-storage globally since 1996 and currently manages over 600 self-storage assets, valued at approximately $7.8 billion.

A key characteristic of Servistore’s business model is its emphasis on technology-driven operations, allowing it to manage facilities on an unmanned basis. Heitman plans to leverage this approach to scale its presence in the Swedish market.

“The Swedish self-storage sector has among the best fundamentals in Europe, combining strong population growth with high urbanization rates and mobility of households,” said Caleb Mercer, Managing Director for Heitman’s European real estate investments and Portfolio Manager for the Heitman European value-add fund series.
