Healthcare Realty Trust has recently sold two medical office buildings in the Durham area for a total of $20 million. The properties were acquired by AW Property, with one building purchased for $15.2 million and the other for $5 million.
In 2021, Healthcare Realty Trust acquired both buildings at a cost of $16 million and $5 million respectively.
The Duke Health Center is currently fully leased to tenants such as Duke Children’s Primary Care and Duke Department of Neurology. This Class-B medical facility was constructed in 1999 and underwent renovations in 2015, offering a total space of 41,036 square feet across two stories.
AW Property Co.’s acquisition also includes the UNC Family Medicine Center located at 5704 Fayetteville Road. This single-story Class-B building was built in 2005 and offers services to individuals from newborns to aging adults. With its fully leased status, this property provides an impressive amount of medical office space totaling at11,924 square feet.
This recent transaction showcases Healthcare Realty Trust’s strategic move towards divesting their assets while providing opportunities for investors like AW Property Co., who are looking to expand their portfolio within the healthcare real estate market.
