George Comfort & Sons, together with partners Loeb Partners Realty and Jamestown, has executed a significant lease expansion with advertising agency Havas Health at 200 Madison Avenue in the Grand Central district. The new agreement increases the firm’s headquarters footprint in the office tower to 254,118 square feet and ties the company to the building for the long term.
The transaction adds 64,657 square feet to Havas Health’s existing premises, reflecting the company’s decision to grow within its current location rather than relocate. Following the expansion, the firm will occupy five floors in the 26-story property, consolidating and enlarging its headquarters presence in the building.
As part of the deal, Havas Health has agreed to a 15-year lease extension, which will keep the company in the Grand Central district tower through at least 2041. The long-duration commitment provides visibility for both tenant and ownership and underscores Havas Health’s continued reliance on the building as its corporate hub.
Ownership highlighted the importance of the company’s ongoing presence in the property. Peter S. Duncan, president and CEO of George Comfort & Sons, noted that Havas Health has been a tenant in the building for nearly three decades. He characterized the expansion and extension as a reflection of the appeal of the hospitality-focused, amenity-rich environment being created for tenants at 200 Madison Avenue.
Duncan, along with George Comfort & Sons executive Alexander Bermingham, represented the ownership interests in the lease negotiations. On the tenant side, Havas Health was represented by a Newmark team led by David Falk and Jason Greenstein. The parties did not disclose financial terms of the transaction, including rental rates.
The completed deal solidifies Havas Health’s role as a major occupier within the tower and reinforces the building’s position as a premier office address in the Grand Central district. By committing to additional space and a lengthy lease term, the tenant provides ownership with stability of income and long-term tenancy while maintaining a familiar headquarters setting for its operations.
