HarbourVest Partners has signed a long-term lease for its first New York City office, selecting Soloviev Group’s 9 W. 57th St. for its initial presence in the market. The global private markets investment firm will occupy 19,752 square feet on a portion of the building’s 49th floor under a 10-year lease, establishing a new base to serve its clients and employees in the city.
JLL represented HarbourVest in the transaction. The tenant advisory team was led by JLL vice chairman Alexander Chudnoff, along with associate Ava Loughlin, who worked with the firm to secure space that aligns with HarbourVest’s brand and workplace objectives. On the ownership side, Soloviev Group was represented by a CBRE team that included Howard Fiddle, John Maher, Gregg Rothkin and Alex Leopold.
HarbourVest, headquartered in Boston, is described as one of the world’s leading private markets investment firms, with more than $160 billion in assets under management. The decision to open a New York City office is characterized as a milestone in the firm’s ongoing growth trajectory, providing a foothold in one of the world’s most important financial centers.
According to Chudnoff, HarbourVest sought New York space that would mirror the caliber of its business while supporting a high-quality experience for both clients and employees. He noted that 9 W. 57th St. is known for delivering that combination, continuing to attract many of the world’s most prestigious financial and investment firms. The new lease reinforces the building’s position as a sought-after address for global capital and investment managers.
The lease at 9 W. 57th St. underscores HarbourVest’s efforts to expand its geographic footprint beyond its Boston headquarters, adding a strategically located office in Midtown Manhattan. While financial terms of the lease were not disclosed, the commitment to nearly 20,000 square feet on a high floor in a prominent office tower reflects the firm’s long-term approach to its New York presence and its focus on aligning real estate decisions with brand, talent and client engagement priorities.
