Institutional fund participation alongside Hanover in a ground-up Simi Valley industrial project points to continued equity interest in modern, freeway-adjacent infill logistics product in the Los Angeles metro.

Hanover Company has started construction on a new ground-up industrial project in Simi Valley, marking the firm’s first industrial development in Southern California. The company is advancing the project in partnership with a capital partner described as a real estate fund advised by Crow Holdings Capital, underscoring an institutional equity relationship behind the development.

The planned facility will total approximately 200,000 square feet and is rising on a 13-acre site at 903 Quimisa Dr. in Simi Valley. The property is positioned with immediate access to the CA 118 freeway, giving future users direct connectivity to the regional transportation network and broader Southern California industrial corridors.

Building specifications include 36-foot clear heights, an 8.5-inch slab, skylights and ample employee parking, according to the development team. These design features are intended to support modern industrial requirements, including high-cube storage and flexible interior layouts, while also providing a functional environment for a range of operational needs.

In a prepared statement, Anthony Feenick, development partner at Hanover Company, said the firm is pleased to bring Hanover Industrial’s first project to Southern California and to establish a presence in the Simi Valley market. He also expressed appreciation for the ongoing relationship with Crow Holdings Capital’s advised fund on this venture and noted the team’s anticipation of seeing the project delivered.

The development, located just off the 118 freeway, has been designed to accommodate a variety of industrial users. The building’s configuration and specifications are suitable for corporate headquarters functions, packaging and assembly operations or distribution uses, providing flexibility for different tenant profiles.

While specific delivery timing, leasing plans and financial details were not disclosed, the launch of construction signals a new entrant to the Simi Valley industrial development landscape, supported by institutional capital and aimed at capturing demand from a wide spectrum of industrial occupants.
