**Hamilton Point Acquires 300-Unit Lakeland Apartment Community for $57.4 Million**
Hamilton Point has purchased Bridgewater Grand, a 300-unit garden-style apartment community located at 5546 Autumn Ridge Road in Lakeland, Florida, for $57.4 million. The seller, TrimCor, originally acquired the vacant land in 2019 for $2.5 million and began construction on the property in 2020. At the time of the sale, the apartment community was 95% occupied.
Situated on 31 acres, the three-story development offers one- to three-bedroom floor plans ranging from 1,219 to 1,853 square feet. Units feature private patios or balconies with storage options, as well as private offices in select two-bedroom layouts.
Amenities at Bridgewater Grand include 3,500 feet of lake frontage, a zero-entry saltwater pool with a large sundeck, a 24-hour fitness center, electric car charging stations, a car care center, and 56 rentable garages. Residents also have access to a clubhouse equipped with a rentable conference room and event space, a café bar, business center, TV lounge, playground, bark park, and a maintenance shop.
The transaction was brokered by David Etchison, Cole Whitaker, Jason Stanton, and Mary Beale of Berkadia Central & North Florida, who represented the seller.
