Habitat reported progress on two major mixed-use, mixed-income initiatives in Chicago, marking new steps forward for both the LeClaire Courts and Ogden Commons projects. The updates span from financing milestones to leasing activity and the launch of a final residential phase.
For LeClaire Courts, The Habitat Company, working with Cabrera Capital Partners, has completed the financial closing for the first residential phase of the long-planned $127 million redevelopment. With financing now in place, the closing formally allows construction on the mixed-income community to begin, with work scheduled to start this fall.
The multiphase vision for LeClaire Courts calls for a significant expansion of housing and commercial uses on the site. At full buildout, the redevelopment is planned to include up to 700 residential units along with 440,000 square feet of commercial space and dedicated open space. The residential component is designed as mixed-income, while the commercial element is expected to support a broader mixed-use environment serving residents and the surrounding community.
Separately, Habitat has reached full lease-up at The Junction at OC Living, the second residential phase within the broader Ogden Commons development. Ogden Commons is a $200 million mixed-use, mixed-income project that is being delivered in multiple stages, with The Junction representing a key residential component in the overall plan.
With The Junction at OC Living now fully leased, Habitat has moved ahead with the final residential phase at Ogden Commons, known as The Parkline at OC Living. The Parkline is currently underway and is planned to feature a mix of townhomes and multi-flat residences. According to Habitat, these homes will offer larger floor plans, broadening the range of unit types available within the Ogden Commons community.
Together, the milestones at LeClaire Courts and Ogden Commons underscore Habitat’s ongoing role in delivering mixed-use, mixed-income housing in Chicago. The combination of a financing close that greenlights construction and a fully leased residential phase in a separate project reflects continued momentum in Habitat’s multifamily pipeline across the city.
