**Grupo Eco Proposes $45 Million Apartment Development in Hallandale Beach**
Grupo Eco has submitted plans for a major residential development in Hallandale Beach, proposing an eight-story apartment complex estimated at $45 million.
The project, known as Vita at the Park, would be built on a vacant lot at 2189 SE 7th Street. The site is strategically located, sitting just south of Peter Bluesten Park’s baseball and soccer fields and two blocks west of the popular Gulfstream Park racetrack and casino.
The developer acquired the 1.65-acre property for $5.3 million in June 2024.
Vita at the Park is slated to span 200,000 square feet and include 129 apartment units, alongside 169 parking spaces. Of those apartments, 23 will be designated as workforce housing units, allowing the project to access a density bonus under local development regulations.
The unit mix includes 16 studios, 90 one-bedroom apartments, and 23 two-bedroom apartments. A third-floor pool deck is planned as a key amenity for residents.
The project design was led by Sklarchitecture, a firm known for thoughtful urban residential designs.
This isn’t Grupo Eco’s first development in Hallandale Beach. The company previously completed Atlantic Village, a mixed-use retail and office center that has become a local hub for business and dining.
Vita at the Park reflects a continued trend of multifamily development in South Florida, with developers responding to strong housing demand and municipal incentives to increase affordability and density.
