Capital Square has broken ground on Livano Knoxville, an approximately 348-unit Class A multifamily community in a qualified opportunity zone in Knoxville, TN. Construction is expected to be completed by spring 2025. The project is being developed through a partnership with LIV Development and will include studio, one-, two- and three-bedroom apartment homes.
The development site at 451 W Blount Avenue also features 10 percent of the units allocated for workforce housing which are available to residents earning up to 80 percent of the area’s annual median family income. Capital Square acquired the 5.9 acre lot in January 2023 and secured a $70 million construction loan agreement with Truist Bank for financing purposes.
Ardurra was engaged as civil engineer while Niles Bolton Associates Inc., Southern Building Group and Design South Interiors were appointed building architect, general contractor and interior designer respectively for this project respectively .
