Capital Square has broken ground on Livano Knoxville, an approximately 348-unit Class A multifamily community in a qualified opportunity zone in Knoxville, TN. Construction is expected to be completed by spring 2025 and the development is located at 451 W. Blount Avenue. The partnership has committed 10% of the units to workforce housing available for those earning up to 80% of the area’s annual median family income and secured a $70.4 million construction loan agreement with Truist Bank for the 5.9 acre lot which was acquired in January 2023 .
The project includes studio, one-, two- and three-bedroom apartment homes as well as Ardurra acting as civil engineer; Niles Bolton Associates Inc., building architect; Southern Building Group general contractor; Design South Interiors interior designer – all working together towards completion by Spring 2025 .
