**Greenstone Partners Brokers $6.07M Sale of Naperville Medical/Office Building**
Greenstone Partners has finalized the $6.07 million sale of a 55,000-square-foot multi-tenant medical and office building located at 1952 McDowell Road in Naperville, Illinois.
The deal was exclusively brokered by Greenstone Partners’ Jason St. John and AJ Patel, who represented the seller—an established Naperville-based office operator. The buyer, a local investor, was represented by an outside broker.
“The buyer successfully acquired a well-located, cash flowing asset in one of the most thriving submarkets in the Chicago MSA,” commented Patel.
The property is anchored by Advanced Behavioral Health Services, a leading behavioral and mental health services provider. The firm occupies the entire third floor and recently extended its lease through 2029.
The building is currently 86% occupied by a strong and diverse tenancy composed of both medical and general office users. The local investor inherits a property with immediate income and future upside potential through lease-up of approximately 6,600 square feet spanning three vacant units.
