Grandview Finalizes Sale of Nearly 800,000-Square-Foot Warehouse in Statesville

Grandview Partners has sold a 798,000-square-foot warehouse in Statesville, North Carolina, for $139 million. The buyer is Eaton Vance, an investment group owned by Morgan Stanley. The warehouse was developed by The Keith Corp. for the Sherwin-Williams Co., according to reporting by The Charlotte Business Journal.

Located on an 84.3-acre site at 192 Larkin Commerce Parkway, the warehouse sits within the Larkin Regional Commerce Park, just off Exit 45 on Interstate 77.

This Sherwin-Williams facility marked the first announced investment in the Larkin Regional Commerce Park. The greater Larkin site, encompassing more than 1,000 acres, was originally proposed over a decade ago as a master-planned residential community with thousands of homes. However, those plans stalled for several years. In 2017, developers and city leaders introduced a new vision to transform the area into an industrial park with millions of square feet of commercial building space.
