**Goodyear Seeks Developers to Enhance Ballpark Experience with Mixed-Use Project**

The City of Goodyear is looking to transform the area around its popular spring training venue, Goodyear Ballpark, into a vibrant mixed-use development. Drawing more than 350,000 fans annually for Cincinnati Reds and Cleveland Guardians spring training games, the ballpark has become a focal point for tourism and community engagement.

With growing interest from fans and visitors, city officials see an opportunity to develop the surrounding area into an entertainment destination. Plans include retail, dining, and entertainment venues to complement the ballpark experience.

To bring this vision to life, Goodyear has issued a formal request for proposals (RFP) seeking qualified master developers to lead the project. The development will span approximately 58 acres of city-owned land surrounding the ballpark and includes four retail spaces that are directly attached to the stadium.

In addition to the mixed-use project, the region is experiencing further growth with Arizona’s first Buc-ee’s convenience store currently under construction just south of the I-10 freeway on Bullard Avenue, adjacent to the ballpark.

Goodyear’s population has surged to 118,000 residents — marking an increase of 20,000 people over the past four years — further supporting the demand for expanded amenities and infrastructure.

This initiative reflects Goodyear’s broader strategy to enhance its profile as a destination city while leveraging its sports attractions to drive economic growth and community development.
