Large-scale chip manufacturing investment backed by CHIPS Act funding reinforces institutional demand for industrial development in secondary North Texas markets.

GlobalWafers has begun production at Phase II of its silicon wafer manufacturing complex in Sherman, Texas, approximately 60 miles north of Dallas. The new phase marks the latest step in building out the companys footprint in the area and adds significant capacity to its U.S. operations.

The Sherman complex represents GlobalWafers first manufacturing presence in the United States. The initial facility, a 12-inch wafer fabrication plant, opened in May 2025. That first phase cost the company $3.5 billion to develop and establish as a production hub for advanced semiconductor wafers.

The newly launched Phase II plant is expected to add another $4 billion of investment, bringing GlobalWafers total committed capital in the Sherman area to $7.5 billion. The additional phase is designed to expand output and support a broader range of customers in the semiconductor supply chain.

According to reporting from the Dallas Business Journal, wafers produced at the Sherman facilities will be supplied to companies including Texas Instruments Inc. and Taiwan Semiconductor Manufacturing Co. Those chipmakers, in turn, will use the wafers to manufacture chips for Apple Inc., linking the Sherman complex directly into a high-value global electronics production ecosystem.

To support the buildout and expansion of its Sherman operations, GlobalWafers is slated to receive up to $400 million in federal funding. The capital will come from the U.S. Department of Commerce under the CHIPS and Science Act, a national initiative focused on bolstering domestic semiconductor manufacturing and supply chain resilience.

At full buildout, the GlobalWafers complex in Sherman is projected to support approximately 1,500 jobs, underscoring the facilitys role as a major local employment driver. The company also expects the site to reach production levels of up to 1.2 million wafers per month once the campus is fully developed and operating at scale.

The Sherman site encompasses 142 acres and is planned to be developed over six phases. With Phase II now in production, GlobalWafers continues to advance its long-term development plan for the site, positioning the complex as a key node in the broader semiconductor manufacturing network while anchoring significant capital investment in the region.
